Description
Waterfront acreage on secluded, totally undeveloped & protected Long Pond, 1/3 mile southeast of Webster Lake. Includes 2 noncontiguous parcels of land, 44 acres with 825' waterfront & 9 acres located 1,300' away. Neither split in over 100 years, if new owner wishes, lots can be divided into 2 lots each immediately, with subdivision process/regulations not applicable. They have no road frontage or utilities as do none of the other parcels here. Pedestrian access for interior parcels here is via an old woods access road, location of said woods road documented & recorded multiple times on the Thompson land records (surveyor's map, multiple owners' chain of title recorded affidavits), Dept of the Interior USGS & state of CT EPA topographic survey maps. As the headwaters for the 5 Mile River, known for its trout fishing & kayaking, Long Pond & a total of 143 acres is owned by Wyndham Land Trust, acquired mostly 2017-2020. The pond referred to as "a unique ecosystem", has great fishing. One can boat contiguous to Jerry's swamp (there is no public boat access). The 170 acre farm with road frontage on Sand Dam & East Thompson Rds that abutting the south end of the 44 acres, sold in 2002 with a deed restriction "property will never be developed" (not applicable to these lots). As far as potential future area development coming in from the north in MA, no such CT/MA developments exist along the entire border of the 2 states; jurisdictions, utilities will not cross the state line. Pedestrian access; park at the Airline Trail Park parking lot on E. Thompson Rd just south of the MA border. Head southwest 700 feet, right turn northerly at the gated old access road (land of the Thompson Rod & Gun Club). Continue north by acre pond on the left. After the gun club northerly gate posts (posts only, no gate) proceed 400' north, take first left turn at the 10" diameter stump onto trail. Veer left downhill to where the trail goes by where 20' to your left is a vernal pool (may be dried up) and 200 feet to the right is the marshy southeast cove of Long Pond. At this point where trail is between the vernal pool and the cove, take the trail to veering right heading to the 44 acres and southerly side of Long Pond. One also can access Long Pond by foot on the northwest side at the Wyndham Land Trust parking spot, corner of Sunnyside and Ragina Avenues in Webster. The land trust has a pedestrian right-of-way over the MA land here to access their CT Trust properties. This is a very unique opportunity, in that would be similar to owning land on Walden Pond or Quabbin Reservoir which obviously is not possible. No known bank mortgages are available for interior acreage. Sellers once had a key to the gate at the rod and gun club to drive in, but now the state park also has a gate.
